Ask around and you'll hear the same story: this market has slowed to a crawl, buyers are dragging their feet, and sellers are getting picked apart at the closing table.

Across the territory, over the twelve weeks ending August 30, 2026, the median days on market ran 49 days. That's a real number, not a rumor, and it comes from 584 sold homes. In that same window, the median sale-to-list percentage held at 100%, drawn from 562 sales. Sellers are not, on average, giving anything away to get a deal done.

That combination is the story. A market can be slow and still be firm. Those are two different things, and this one is proving it.
Look closer and the territory isn't uniform. In East Kingston, the median days to pending ran 72 days.
In Plaistow, the median days to pending ran 20 days. That's one metric, two very different rhythms, inside the same buy box. A homeowner in East Kingston and a homeowner in Plaistow are living in different markets even though they're both on this list.
Windham tells its own version of a mixed story. The median sale price there fell 10.41% year over year.
At the same time, the average sale-to-list percentage in Windham rose 0.8 percentage points, compared with a year earlier. Homes in Windham are selling for less, but sellers there are conceding less to get to the finish line, not more. That's not what a "buyers are in control" narrative would predict.
Elsewhere, the numbers move in the direction you'd expect from a market that isn't panicking. In Goffstown, the median sale price rose 13.41% year over year.
In Plaistow, the median sale price rose 21.65% year over year.
In Epping, the median sale price rose 5.32% year over year. None of that reads like a market where sellers are losing leverage.
What does this mean if you're deciding whether to list? A 49-day median and a 100% sale-to-list figure say that a well-positioned home is not sitting, and it is not getting discounted to move. What it means if you're buying: patience is not the same as weakness. Homes are taking their time, but they are not going cheap.
What to watch next: whether East Kingston's long timeline and Plaistow's short one converge or keep pulling apart, and whether Windham's price pullback deepens or holds where it is. Those are the two threads that would tell us if this period was a moment or the start of something else.
