🫠 the middle house price went from $1,145,000 to $1,280,000 and one spot did the opposite of everyone else

🫠 something changed in the market around Poway and San Diego this summer and it kinda made my brain go whoa.

🫠 twelve weeks ending August 30, 2026, versus the same twelve weeks a year earlier, the middle house price across the whole territory climbed to $1,280,000, up from $1,145,000 a year earlier, and that is a LOT more allowance than before.

🫠 that's the whole territory though, so let me zoom into one street at a time like a good kid should.

🫠 in Poway, the middle sold home this period was $1,210,000, and a year ago in the same summer window it was $1,225,000, so it actually came down a tiny bit, not up.

🫠 in Poway, the middle days-on-market number was 49.5 days, kind of a long nap for a house to wait.

🫠 in San Diego, the middle sold price this period was $1,625,000, and a year ago it was $1,700,000, so that one got smaller too, like a shrinking cookie.

🫠 but in that same San Diego spot, homes sold went up 24.21% compared with a year earlier, so way more houses found new families even while the price wiggled down.

🫠 in San Diego, the middle sold price this period was $1,000,000, and a year ago it was $828,358, so that one grew a whole bunch, like a growth spurt.

🫠 in San Diego, the middle sold price was $1,320,959 this period, down from $1,353,500 a year earlier, a gentle little dip.

🫠 in San Diego, homes sold fell 24.36% compared with a year earlier, which is the opposite of what happened almost everywhere else, so that one is the odd kid in the group who wore mismatched socks on purpose.
