Sellers Keep Bracing for a Soft Market.The Closed Numbers Disagree.

Across Auburn, Candia, Chester, Derry, Goffstown, Londonderry, Raymond, Manchester, Hooksett and Bedford, the twelve weeks ending August 30, 2026 closed with sellers still holding the leverage in most negotiations.

A lot of sellers across this territory walk into a listing appointment already apologizing. They've heard the market slowed down, that buyers are picky, that the days of a clean offer are behind us. That feeling is everywhere right now.

Here's what the data actually says. Across the full territory, the median home sold at 100.2% of its list price over the twelve weeks ending August 30, 2026. That is not a market where sellers are getting picked apart. That is a market where the asking price, more often than not, held or beat itself.

It shows up further down the funnel too. More than half of sales in this window, 54%, closed above asking price. That is not a fluke in one town. That is a territory-wide pattern across 902 closed sales.

None of this means every home moved instantly. The territory's median days on market came in at 49 days, and the median sold price landed at $525,000. Those two numbers together describe a market with real pace, not a stalled one and not a frenzy either.

The more interesting story is underneath the territory average, because it is not one market. Look at Chester. There, the median time to pending ran 66 days, among the slowest pace anywhere in the territory.

Now look at Hooksett. There, the median time to pending ran just 16 days, among the fastest pace anywhere in the territory.

That is one buy box holding two very different markets inside it, and it is the kind of gap a seller only discovers after their own home sits longer than a neighboring town's would have. A seller in Hooksett pricing off a Chester timeline will misjudge how quickly to expect activity, and a seller in Chester pricing off a Hooksett timeline will misread a normal pace as a problem. The sale-to-list strength holding across the territory does not erase those local differences in speed.

Derry told its own version of this story. There, homes sold at a median 101.7% of list price, with 64.4% of sales closing over asking. Homes with a garage in Derry sold for a median of $560,000, compared with $405,000 without one, a gap wide enough to shape how a Derry seller thinks about staging a listing.

Londonderry also stood out on price. Homes there sold at a median $685,000, up from $600,000 in the same twelve-week window a year earlier. A garage carried real weight there too, with a median $725,000 for homes that had one against $390,000 for those that didn't.

Bedford's numbers lean toward air conditioning rather than garages. Homes there with air conditioning sold for a median $975,000, compared with $693,500 without it, one of the sharpest single-feature gaps anywhere in the territory.

None of this tells a homeowner why buyers are behaving this way. It tells them what actually happened, and what happened does not match the story making the rounds at open houses. Sellers who assume they need to chase the market down are, in a lot of these towns, negotiating against a fear rather than a fact.

What deserves watching next is whether that gap between Chester and Hooksett in time to pending holds, narrows, or widens as the next window closes. A gap that persistent inside one buy box says more about how differently these towns are trading than any single territory-wide average can.
